Why you might need a new roof

Your roof’s age will affect the materials used, how it was originally constructed and how it may have been maintained. You might consider replacing it if it is older than 20 years and there is obvious damage to the underlay underneath or indeed no underlay at all.
Older roofs such as traditional terraces that were built with mortar as a bedding material may experience breaking and cracking mortars. This could indicate that the roof has reached the end of its lifespan. Remember that mortar should be replaced, not just repaired.
